For many Floridians, owning a home is a dream come true. However, lawn care, exterior maintenance, and general upkeep can be time-consuming and expensive. That’s why many homeowners are choosing condominiums — a smart, low-maintenance alternative that offers the benefits of ownership without many of the burdens.
If you’re considering buying a condo, understanding how to insure your new home is essential. Condo insurance is unique and works differently than standard homeowners insurance. Here’s what you need to know.
Condo Insurance vs. Standard Homeowners Insurance
A traditional homeowners policy covers both the interior and exterior of a standalone home. Condos, however, require two separate layers of coverage:
The Master Policy – carried by the Condo Association and covering the building’s exterior and shared spaces.
The Individual Condo Policy (HO-6) – purchased by the unit owner to protect the interior and personal belongings.
What the Master Policy Covers
The master policy protects the structure and shared property of the community. Coverage typically includes:
Damage to the building’s exterior, including roofing and siding, after storms or other covered events.
Common areas such as hallways, elevators, pools, fitness rooms, and lobbies.
Community amenities like tennis courts, clubhouses, and shared recreation areas.
Liability protection for injuries or accidents that occur in these shared spaces.
What Your Individual Condo Policy Covers
Your personal condo policy protects everything inside your unit’s walls — including upgrades and personal property. It generally includes:
Interior property damage, such as flooring, fixtures, or built-in structures like bookshelves or remodeled kitchens.
Personal belongings damaged or stolen under a named peril (e.g., furniture, clothing, electronics).
Liability coverage if someone is injured inside your condo.
Additional Living Expenses (ALE) if your home becomes uninhabitable after a covered loss.
Optional Add-Ons for Enhanced Protection
Every condo owner’s needs are different. Fortunately, condo insurance policies offer a variety of optional coverages to provide greater peace of mind:
Additional Personal Property Coverage – ideal for fine jewelry, antiques, or high-value items that exceed standard policy limits.
Added Liability Coverage – extra protection for medical or legal costs arising from an accident.
Water Backup Coverage – protects against sewer or drain backups, which standard policies rarely cover.
Unit Assessment Coverage – helps pay for repairs when the HOA’s master policy doesn’t fully cover shared damages.
